Cooling and Heating Maintenance Checklist

Maintain your equipment to prevent future problems and unwanted costs. Keep your cooling and heating system at peak performance by having a contractor do annual pre-season check-ups. Contractors get busy once summer and winter come, so it's best to check the cooling system in the spring and the heating system in the fall. To remember, you might plan the check-ups around the time changes in the spring and fall.

A typical maintenance check-up should include the following.

  • Check thermostat settings to ensure the cooling and heating system keeps you comfortable when you are home and saves energy while you are away.
  • Tighten all electrical connections and measure voltage and current on motors. Faulty electrical connections can cause unsafe operation of your system and reduce the life of major components.
  • Lubricate all moving parts. Parts that lack lubrication cause friction in motors and increases the amount of electricity you use.
  • Check and inspect the condensate drain in your central air conditioner, furnace and/or heat pump (when in cooling mode). A plugged drain can cause water damage in the house and affect indoor humidity levels.
  • Check controls of the system to ensure proper and safe operation. Check the starting cycle of the equipment to assure the system starts, operates, and shuts off properly.

Cooling Specific

  • Clean evaporator and condenser air conditioning coils. Dirty coils reduce the system's ability to cool your home and cause the system to run longer, increasing energy costs and reducing the life of the equipment.
  • Check your central air conditioner's refrigerant level and adjust if necessary. Too much or too little refrigerant will make your system less efficient increasing energy costs and reducing the life of the equipment.
  • Clean and adjust blower components to provide proper system airflow for greater comfort levels. Airflow problems can reduce your system's efficiency by up to 15 percent.

Heating Specific

  • Check all gas (or oil) connections, gas pressure, burner combustion and heat exchanger. Improperly operating gas (or oil) connections are a fire hazard and can contribute to health problems. A dirty burner or cracked heat exchanger causes improper burner operation. Either can cause the equipment to operate less safely and efficiently.

Actions To Do Yourself

  • Inspect, clean, or change air filters once a month in your central air conditioner, furnace, and/or heat pump. Your contractor can show you how to do this. A dirty filter can increase energy costs and damage your equipment, leading to early failure.

  14. These are good articles. Since the summer has arrived it is important to have good air conditioning units throughout the house. Usually most houses have these already installed but it is always helpful to check on them everyone once in a while to make sure they are working properly. The summer gets very hot so if you need to spend the extra money to repair or buy a new unit, I would advise to do so. It is even more important to have your air conditioners checked if you have kids or senior citizens living in the house. Without the proper air, they can get dehydrated quickly and even pass out from hot temperatures during the summer.

  38. There's a trick I learned to help you make sure your air conditioning or heating will be ready for the temperature change you're expecting that's helped me a lot. If you're ever heading into the colder seasons, have someone come at least a month or so before it starts getting cold to check your heater to see if you need anything fixed at all. It's the same with your air conditioning, but when you're going into hotter seasons instead. It's kept me from having to deal with too much heat or cold in my house for as long as I can remember.

I really should start lubricating the moving parts in my air conditioner. It seems like it would work a lot better if I would lubricate my A/C's moving parts, and tighten my electrical connections.

  61. I like how you said to inspect, clean and change all air filters once a month. This is something that I think many people are unaware of. Many people think that you may need to clean it once a month, but changing it is something you don't need to do more than every few months, which is not true. When I was living in my uncle's home, I remember constantly coughing and others in the home coughing too, when the air filters would blow air out of them. I knew it was due to the filters not being changed, although he did clean them, he thought he could go for years at a time without changing them. After me bothering him constantly to change the filters, he finally did and now changes them every few months.

  65. Having a good electrical connection is really important. The previous winter the heating had been working just fine. Then we go to turn it on and it makes weird noises and barely blows hot air. I got my dad to come take a look at it and he was able to fix it.

When the repair man came and repaired my A/C unit, he told me that the problem could have been avoided if I had simply maintained the unit. I was so mad at myself when I heard that. Lesson learned.

  76. I wasn't aware that lubricating air conditioning parts could make such a difference in the amount of electricity that is used to run the machine. I know that friction creates energy, but I never considered that it would increase the amount of energy needed to run it. Are there specific types of lubricant that work better than others, or is it that just in applying some that the a/c works better?
